How we can help

Services

We help you sell, buy or rent, from the first call to the notary and beyond. You have one point of contact, who knows Bolzano and speaks your language.

Selling

For sellers

We help you sell at the right price, with as little hassle as possible.

  • Free valuation based on real sales in the area
  • Professional photos; on request presentation videos, drone footage included
  • Listings in Italian and German on all the portals, in our office window on Corso Libertà and in the local daily newspaper
  • Offered directly to our clients looking for something similar
  • Private sale, if you prefer not to advertise your property
  • Targeted viewings with selected buyers, and an update after each one
  • Negotiation, documents, land register and notary until completion

Buying

For buyers

We help you find the right home and buy it with peace of mind.

  • We listen to what you need: area, space, budget and timing
  • We also show you properties that are not yet advertised
  • Viewings arranged around your schedule
  • We check the land register, the cadastre and building compliance before you sign
  • Guidance on provincial grants and mortgage options
  • Support in negotiation and right up to the notary

On grants and mortgages we give practical pointers on what to do: we are not financial advisers.

How we work

  1. 1

    Meeting

We get to know each other, at our office or at your home, and discuss goals, timing and budget.

  2. 2

    Valuation

We analyse the property and real prices in the area to reach a realistic value.

  3. 3

    Marketing and viewings

Photos, listings on the portals, in our office window and in the local newspaper, our client network and viewings only with genuinely interested people.

  4. 4

    Negotiation and notary

We handle offers, documents, land register and notary until signing.

  5. 5

    And after

Handing over the keys, and any help you need once the sale is done.

Up to handing over the keys, and beyond

People buy and sell for many reasons: a growing family, a move, an inheritance, a separation. Since 1993 we have looked after the people behind every property.

And if you need a hand after the sale, call us: whatever it is, we will do our best to help.

Grants for your first home

Province of Bolzano grants for buying, building or renovating your first home: the key information and the official links.

Frequently asked questions

How much does a valuation cost?

Nothing. Our valuations have always been free and with no obligation, whatever the reason: a sale, an inheritance, a division or simple curiosity.

Are there grants for buying a home?

The Province of Bolzano offers support for first homes, with specific requirements. We explain where to start and who to contact; for applications and mortgages we refer you to the right offices and professionals.

Can I sell without advertising?

Yes. With a private sale we offer the property only to clients looking for something similar, with no photos on the portals.

Which documents do I need to sell?

Usually: ID, proof of title (for example the purchase deed or inheritance), a land register extract, the cadastral plan, the energy performance certificate and, for apartments, the condominium documents. You don’t need them all at once: we gather and check them together.

What is the land register?

In South Tyrol, besides the cadastre, there is the land register (libro fondiario / Grundbuch): the public record of who owns a property and of any mortgages or other encumbrances. We check it before every sale.

What is bare ownership?

Owning a property without the right to use it, which stays with the usufructuary: often the seller, who keeps living there. When the usufruct ends, the bare owner becomes the full owner.
